Additional Property Attributes

A Phase I Environmental Site Assessment was completed in January 2019. During the site reconnaissance, three underground storage tank (UST) fill ports/vents were observed on the subject property. An inspection completed in 2018 by the Kansas Department of Health and Environment (KDHE) indicated that three 750-gallon USTs are on the property. The USTs were installed sometime between 1931 and 1950. Recognized Environmental Conditions (REC) associated with the subject property include the presence of the USTs, the historic presence of a filling station on the property, petroleum stained concrete floors in the property building, the potential presence of an open pit used to change oil on vehicles, and the potential presence of asbestos containing building materials (ACBM) and lead-based paint (LBP). The presence of the filling station on the property also poses a vapor encroachment condition (VEC) to the subject property. A Phase II ESA, removal of the USTs, full survey for ACBM and LBP, and a hazardous survey of the building was recommended. The desired outcome for the subject property is compatible retail, commercial uses, and/or blight removal.

Former Use: The subject property consists of 0.17 acre and is part of a residential area in Kansas City, Kansas. It is vacant with one vacant building, constructed circa 1910, and one vacant mobile home. The property was historically used as a filling station since sometime between 1931 and 1940 until at least as late as 1970. The property was also used as a small trailer park/ camp from as early as 1954 until at least as late as 1975.
