Addl Cleanup/Treatment info: Asbestos abatement activities started on January 4, 2021 and were completed on February 16, 2021. Air monitoring activities were completed by Diversified Environmental Management (DEM). Abatement was overseen by Cardno in accordance with the Design and QAPP, with Davis Bacon Act (DBA) oversight. In summary, 25 licensed abatement workers abated floor mastic, floor tiles, drywall/joint compound, cementitious exterior side panels, stucco on canopies, and Metalbestos flue piping and were overseen by Cardno and DEM. Ten dumpsters with over 300 cubic yards (CY) of asbestos and LBP materials were removed, transported, and properly disposed at the Dougherty County Landfill. Soil remediation occurred in May 17-20, 2021 and approximately 35 cubic yards of soil was removed from the three areas of impact. Confirmation samples collected during the removal indicated no lead impacts above the regulatory standard in the sidewalls or excavation base. During excavation activities, the attached Dance Studio building was demolished and test pits were installed in the suspect UST areas. No evidence of USTs or soil impacts were identified. Groundwater remediation, via 8-hr groundwater monitoring extraction event, started in Q4 of 2021.

Additional Property Attributes

Former Use: It was formerly utilized as an automotive repair shop, paint shop, and print shop. The Albany Museum of Art now owns the property and cleanup is underway. The Museum plans to redevelop the site which will result in an $11 million investment in the project.
