Additional Property Attributes

The Property consists of approximately seven acres of land on two contiguous, irregularly-shaped parcels extending between Bells Flats Road to the northwest and Russian Creek to the southeast. The Property is generally flat or gently sloping toward the creek. The parcels are not fenced and are densely wooded. The northwest portion of the Property is an open area that is covered by gravel and appears to have significant vehicle traffic. Except for the northwest area, much of the Property is crisscrossed with shallow streambeds that show evidence of vehicle traffic. These drainages that also function as ad hoc roads appear to be used for access to the Creek for recreation. Much of the Property is densely wooded, without obvious recreational trails. Former Use: Based on a review of readily-available information the Property was historically part of a large United States (US) Army installation with occupation possibly dating to the 1930s. The Property has been largely unused for decades but access is uncontrolled and this has permitted public usage of and illegal dumping at the Property. EPA CWA grant funding was used to complete a Phase I ESA and at each property which identified the following RECs: ? This historical usage by the US Army in this area is considered a potential REC. ? Uncontrolled public access to and dumping at the property, which is supported by first-hand observation of 55-gallon drums and vehicle parts and other debris, are a REC for the property. Based on the RECs identified above, a Limited Phase II ESA was completed at each property. The scope of work included collecting soil and or groundwater samples at each site. The Phase II ESA results for each revealed: ? The analytical data collected during this investigation indicate that arsenic was the only constituent detected in soil and groundwater at concentrations greater than the applicable ADEC cleanup values. However, since there is no known anthropogenic source of these metals at the Property, the reported arsenic concentrations are considered indicative of natural background concentrations. ? Based on the data collected during this Limited Phase II ESA, no further assessment of groundwater is warranted at this time
