Additional Property Attributes

The Gilbert Property is a large corner lot with a great on Highway 2 in Havre. There are no structures on the lot except for a double-sided billboard. Currently, there is an individual that would like to purchase the property to construct a new commercial building; however, due to the perceived contamination at the site, the buyer is not willing to purchase the property until assessment is completed. The landowner conducted a Phase I assessment to help facilitate the sale of the property. The Phase I identified RECs including petroleum. The petroleum REC was identified due to Fire Safety records that list tanks being removed from the property in 1973. The landowner also mentioned that there used to be a gas station operating at the site back in the 1950s. The landowner hopes to sell the property so that it can be redeveloped for commercial use. During petroleum sampling conducted in 2019, petroleum was found in soil on the property. The groundwater did not contain concentrations of petroleum above the MT RBSLs. The results of the assessment were submitted to the MT DEQ and the landowner is waiting for further direction from DEQ as well as a determination from the Montana State Petroleum Tank Release Compensation Board regarding Petrofund eligibility. The Petrofund is anticipated to review eligibility for this site in January of 2020, and DEQ direction will follow.

Former Use: The Gilbert Property is a corner lot on Highway 2 in Havre, MT. The lot is in a great , and the current landowner has an interested buyer who would like to purchase the property and construct a commercial building on it. The property is said to have been a gas station in the 1950s, and Fire Safety Records from the local fire department show that there was a UST removed from the property in 1973. Currently, the property is vacant except for one large billboard on the corner of the property.
