Additional Property Attributes

The property is located in a mixed-use residential, commercial and industrial area of Whitefish, MT and approximately 400 feet north of the Burlington Northern Santa Fe railroad tracks. Previous use of the property was a mobile home/trailer park. The nonporfit organization Homeword plans to redevelop the property with affordable housing units and workforce housing. The 524 Edgewood place parcel includes two buildings (garage and playhouse or shed) and Parcel 534 Edgewood Place is vacant. The 2018 phase II identified lead in soil and antimony in soil above Montana DEQ screening levels, asbestos in the garage, and light ballasts that did not have "no PCB" labels and were therefore assumed to contain PCBs.

A 2024 supplemental investigation at 530 Edgewood Place indicated that metals in soil did not exceed DEQ screening levels for residential development. A Phase 2 of the Alpenglow apartments is planned for this property parcel.

Former Use: The property features a garage, shed/playhouse, and a driveway. The garage was constructed in approximately 1982. The property was previously used as a mobile home/trailer park from 1940s-2015. Various entities have owned the property since 1957. The owners at the time of the 2018 Phase I was Alan and Lisa Stinson as trustees of the Stinson Family Revocable Living Trust.
