Additional Property Attributes

Property is an affordable residential unit that they are trying to keep in use. Former Use: 0.40-acre property with two-unit affordable housing apartment building. Building was operated as a gasoline station from 1920's through 1967 and as a dry cleaner from 1967 to 1979. After a number of environmental investigations (2005-2020), it was determined that a hotspot of PCE contamination was located within the gravel parking lot portion of a nearby property (517 Maple Street). The 542 Maple St property has a risk of indoor air contamination due to a VI pathway from the hotspot. An ECAA was prepared for the 542 Maple St property in 2018, and in 2020, a joint CAP was completed for the 542 Maple St and 517 Maple St properties. The approved mitigation measures for the 542 Maple St property were sealing potential VI pathways in the building foundation and installing an maintaining a SSD system. However, these measures failed to drop contaminant levels below standards. After extensive consultation with DEC, a CAP amendment was prepared. The new proposed remedy entails: installing vapor barriers on the basement walls, sealing the floor joists between the basement and crawl space with polyurethane foam, and ventilating the crawl space. State funding was secured for CAP implementation. Emergency assessment was required in June 2024 when a water main broke and subsurface repair work was required.
