Additional Property Attributes

Former commercial movie theater purchased by non-profit community group to facilitate public events and promotion of the arts. Former Use: The Subject Property at 24 South F Street in Lakeview, Oregon is located on the west side of F Street and south of Center Street. According to the county assessor, the Subject Property is legally described as S.E. � N. W. � SEC. 15 T.39S. R.20E. W.M. and ownership has been vested in Outback Capital LLC since December 2018. The Subject Property is currently occupied by the Alger Theater and serves as the home of a non-profit community theater. The subject building is a rectangular-shaped structure that is oriented east to west and is situated at the center of the Subject Property. The subject building is of wood- construction with reinforced concrete foundations. The building exteriors are finished with brick and concrete. The roof of the subject building is pitched and covered with composite roofing materials. The interior walls are comprised of textured material and painted wallboard/drywall. The ceilings are comprised of ceiling tiles. Floors are covered with resilient flooring materials and carpet. The property has been used as a theater since 1941. Due diligence enabled the Lakeview Community Partnership to purchase the property as a venue for public events, movies, and community theater. Leverage dollars are well in excess of $170,000.00, based on sale price and savings on rent that would have been paid by LCP to operate the theater.
