Additional Property Attributes

The former St. Michaels School is an anchor building in Greenville's Historic District. Its productive reuse is a key component in the area's revitalization plans. The assessment addresses concerns about possible environmental issues that have influenced past redevelopment efforts Former Use: According to the historical document review, the Property was utilized as a school building from circa 1878 to circa 1992. The school building was utilized as The West Side School from 1878 to circa 1962; from circa 1962 to circa 1969, as St. Michaels Elementary School; and from circa 1969 to circa 1992, as St. Michaels and Greenville Pre-school. The Property was also utilized as residential houses from prior to 1888 to circa 1922. A Phase I assessment of the structure was conducted under a previous cooperative agreement. That assessment recommended that the structure be assessed for ACM and LBP should it be subjected to rehab. A developer, Hudson Companies is developing plans to convert the structure to senior housing and also add additional square footage on the vacant portion of the site. Since the original Phase I ESA was more than two years old, the Phase I was updated and a survey of ACM and LBP will be conducted in the context of the planned reuse of the property. Supplemental work includes conducting an archaeological investigation of the property. A Phase IB and Expanded Phase IB investigation has determined that the developer will need to proceed with a Phase II which will not be part of the EPA scope of work. That work will be completed by May 2023.
