Additional Property Attributes

he Property is comprised of approximately 0.413-acres of land, with an approximate 800 square-foot (sq. ft.), single-story building with aluminum siding/roofing, as well as an adjacent, approximate 400-sq. ft, single-story, aluminum, open-sided, carport-shed. The land surface is covered predominantly by old, asphalt paving, with localized areas of gravel-covered surfaces, which cover a former underground storage tank (UST) pit area (located south/southeast of the lone, on-site building) and a buried septic tank system (located northwest of the building). There are also three former retail service station-related fuel dispenser islands, each with an overhead light. The Utah County Tax Assessor Office reports the current owner of the Property to be East Mountain Business Park, LLC, which purchased the Property in May 2018 from the prior owner The Ellis Company, LLC, doing business as the Ellis Auto Group (on-site, retail car sales, etc.). In March 2007, The Ellis Company, LLC purchased the Property from the current, contiguous off-site, residential land owner to the north/northeast, Mr. and Mrs. Dan and LaDean Hayes. The Hayes own the contiguous, off-site parcel; however, they do not live in the home

Former Use: Sometime in the early 1980s, Mr. Hayes began leasing the Property to Rio Vista Oil, Ltd. for use as a retail service station and convenience store. He recalled that the USTs were installed south of the lone on-site building sometime in the early 1980s, and Rio Vista operated a retail service station and convenience/food store until approximately 1992 - although Mr. Hayes was not sure of the exact lease dates, and he was never involved with Rio Vista�s daily operations. Mr. Hayes recalled that Rio Vista did not operate a vehicle repair shop, but rather a small convenience, food store inside the building. As of approximately 1992, Rio Vista decided not to renew the lease and removed all fuel product from the USTs and fuel dispensing network. Mr. Hayes had no current Rio Vista contacts and did not know if the company exists currently. The USTs remained in temporary closure status, until excavated and removed from the Property by Mr. Hayes during August 2003. Mr. Hayes recalled that the dispensers were removed, and the dispenser lines were closed in place and left buried beneath the asphalt parking lot area. Subsequently, Mr. Hayes used the Property for limited auto repair until 2007, when the Hayes sold the Property to the Ellis Company for use as a used car sales and limited auto maintenance business.
