Additional Property Attributes

The Property is located at Latitude 46.9749640 North and Longitude 123.8745800 West and consists of 0.24 acres of land. The Property is improved with an approximate 3,834-square-foot (ft2), two-story single-family home constructed in 1903, and is zoned in an Industrial District. The owner of the Property is CYA Land Holdings. Adjoining the Property to the northeast and west are residences. The north adjacent property contains a portion of Simpson Avenue and beyond a small engine repair shop located at 2023 Simpson Avenue. The east adjacent property contains a portion of 21st Street followed by a mobile home residence and a property located at 2124 Simpson Avenue which was formerly used as a steam dye and cleaning works facility. The south adjacent property is an undeveloped and wooded parcel of land followed by a property formerly used as a lumber yard (2102 Aberdeen Avenue). The west adjacent property contains a single-family home. Former Use: The Property consists of 0.24 acres of land improved with an approximate 3,834-square-foot (ft2), two-story single-family home constructed in 1903. The residence was damaged by a fire in 2016 and has reportedly been vacant since that time. This Property is located within the North Shore Levee project boundaries. The project will address properties that the Federal Emergency Management Agency (FEMA) has mapped as Special Flood Hazard Areas (SFHA). The City of Hoquiam purchased the Property and demolished the residence as part of the North Shore Levee project.
