The property was privately owned prior to defaulting to Grays Harbor County through property tax foreclosure. Once under the County?s ownership, in 2011, the County demolished the only existing building onsite (the ?Arnold Building?) due to the structural integrity of the building being compromised by a recent fire.

Former Use: During demolition activities, a 1,700-gallon heating oil underground storage tank (UST) was discovered in poor condition with several holes and what appeared to be petroleum-contaminated soil (PCS) surrounding the tank. Soil and groundwater samples were collected and confirmed the presence of petroleum and hazardous substances contaminants of concern (COCs) at concentrations exceeding applicable cleanup levels. Soil samples collected contained concentrations of diesel-range petroleum hydrocarbons (DRPH); oil-range petroleum hydrocarbons (ORPH); benzo(a)pyrene; benzene, toluene, ethylbenzene, and total xylenes (BTEX); cadmium; and chromium that exceeded their respective cleanup levels. Groundwater samples collected contained DRPH, ORPH, benzo(a)pyrene, and benzene that exceeded their respective cleanup levels. Following sampling activities, 100 tons of PCS was excavated and disposed of offsite in January 2012 in an effort to remove readily accessible contamination. Soil samples collected from the floor and sidewalls of the excavation area contained concentrations of ORPH, DRPH, and RCRA 8 metals that exceeded their respective cleanup levels. According to the attached �UST Assessment and Interim Cleanup Action� Report prepared SouthEarth Strategies (dated 02/20/2012), although a significant portion of the petroleum release has been removed, soil and groundwater with COCs above their applicable cleanup levels remain on the property and appear to be migrating off the property to the north. The nature and extent of the release has not been fully characterized.
