Additional Property Attributes

The Property consists of approximately 1 acre of land and is located in the southeast corner of tax lot 17081102005, a 34.67-acre lot currently in municipal use as a City of Henderson Inspection Services and Traffic Maintenance Facility (adjacent to the Property to the north) and the Henderson Police Department North Division Community Police Station (southwest corner of the tax lot west of the Property). The tax lot is located at the northwest corner of East Sunset Road and Moser Drive in Henderson, Nevada. No permanent structures are located on the Property. The Property is zoned General Industrial and is owned by the City, have been acquired in 1999. Surrounding properties are a mix of municipal, residential, commercial and industrial properties.

Former Use: A perchlorate groundwater plume sourced from the Black Mountain Industrial (BMI) Complex located approximately 0.5 miles to the south is present beneath the Property. Perchlorate was detected during a recent monitoring event in shallow groundwater near the eastern Property boundary in monitoring well MW-K1 at a concentration of 1,700 micrograms per liter (�g/L). The EPA has published a preliminary tap water screening level for perchlorate of 14 �g/L and is working to developing a Maximum Contaminant Level for perchlorate under the Safe Drinking Water Act. The presence of perchlorate in shallow groundwater beneath the Property is a REC. Also, most recent prior ownership of the eastern half of present-day tax lot 17801102005 was the Hesse Corporation from approximately 1980 to 1999. Historical operations at the Hesse Corporation truck plant included the fabrication of aluminum truck bodies for beverage distribution. According to historical sources and interviews, the Hesse truck plant operations were located in the building adjacent to the north of the Property. In addition to the reported storage and use of paints and degreasers at the Hesse truck plant, two USTs were associated with Hesse operations: a 5,000-gallon gasoline tank and a 5,000-gallon diesel tank. Environmental database records indicate that these USTs were installed in 1980 and are permanently out of use. These USTs were removed in 1989 and analytical results for soil samples collected during UST removal were reported below laboratory reporting limits. Because the former Hesse operations are north and downgradient of the Property, and no releases associated with Hesse operations have been documented, the historical presence of Hesse operations is considered an environmental concern, but not a REC. An area of undocumented fill containing asphalt and concrete debris was observed in the western portion of the Property during site reconnaissance.
