Additional Property Attributes

The Property is located at 211 and 219 South Water Street and 210 and 214 Texas Avenue in the City of Henderson, Nevada within Clark County. The Property consists of approximately 0.91 acres of land developed with one commercial structure, approximately 1,655 square feet in size, with asphalt parking lot areas to the southwest and northwest of the structure. The property is comprised of five tax lots. Tax lot 179-18-710-223 (0.18 acres, 210 South Texas Avenue) and 179-18-710-224 (0.19 acres, 214 South Texas Avenue) are gravel lots. Tax lot 179-18-710-229 (0.14 acres) is an asphalt parking lot (211 South Water Street). Tax lot 179-18-710-230 (0.30 acres) is approximately 1,655 square-foot office building with asphalt parking on the southwest side of the building. This parcel was occupied most recently by a restaurant on the northwest half and office space on the southeast half of the building. The building is currently vacant (219 South Water Street). Tax lot 179-18-710-240 (0.10 acres) is a gravel lot fronting South Texas Avenue (no address assigned). The Property is zoned Downtown Mixed-Use. Surrounding properties are a mixture of residential and commercial uses. The portion of the Property southwest of the city alley is developed with a vacant commercial building (former restaurant and office space) and paved parking lot (211 and 219 South Water Street). The portion of the Property northeast of the city alley is a vacant gravel lot (210 and 214 South Texas Avenue).

Former Use: The property was acquired by City of Henderson, the current owner, from Jensen Family Trust in October 2000. Historical aerial photographs and city directories dating back to 1950 indicate that single family residences were constructed on the Property prior to 1950. The present-day commercial building replaced two residences prior to 1990. The residence on tax lot 179-18-710-229 was demolished and replaced with a parking lot prior to 1999. Residences on all South Texas Avenue lots were demolished in 2007 and have remained vacant since. Heating oil tanks may have been associated with former Property residences. An interview with a local geophysical contractor that routinely conducts geophysical surveys in the Henderson area revealed that underground heating oil tanks are sometimes associated with 1950s era homes in the downtown Henderson area. The potential for underground heating oil tanks to have been in use on the Property, and the material threat of a release from a heating oil tank is considered a REC for the Property. Based on the additional investigation, no evidence of a ground storage tank was found.
