Additional Property Attributes

The geophysical survey identified two strong anomalies on the northern portion of the site in the current parking area interpreted to represent USTs. Excavation of test pits in the area of the anomalies would be needed to confirm or refute the presence of abandoned USTs. If USTs are identified, it is recommended they be removed in accordance with Ohio state fire marshal guidance. Elevated VOC and PAH concentrations were detected in soil and groundwater samples collected from borings SB-6 and SB-7, which were located on the northeastern portion of the site. Therefore, it is likely that the source of the elevated concentrations is or was USTs associated with the former on-site gasoline and automotive service operations. The detected concentrations are below the VAP GDCS. The new TPPA building will be located near the center of the property, south of the identified impacts and potential UST anomalies. Therefore, no additional investigation is recommended at this time. However, should soil or groundwater impacts be encountered during the construction activities which is likely on the northern portion of the site, TTL recommends proper characterization prior to disposal.

Former Use: The site is approximately 1.93 acres in area and consists of seven parcels as indicated above. The site is currently developed with one approximately 15,804 square-foot single-story structure with a basement and associated paved parking areas. The building is currently occupied by the TPPA.
