Additional Property Attributes

The District wishes to use the property as part of a potential high school expansion project. The purpose of this TSI is to evaluate whether historical Site use has impacted soil, soil vapor, and/or groundwater at the Site and whether risks to human health for potential receptors at the future school Site are present. The results of the Preliminary Environmental Assessment are as follows: (1) arsenic, lead, and thallium were detected in soil samples above screening levels; (2) total petroleum hydrocarbons as diesel were detected in 29 of 34 soil samples, with elevated concentrations limited to the Machine Shop; (3) total petroleum hydrocarbons as motor oil were detected in 28 of 34 soil samples, with elevated concentrations limited to the Machine Shop; and (4) technical chlordane was removed above screening levels in 3 or 4 soil samples.

Former Use: At the time of the TSI, The Site was developed with a vacated sheet metal fabrication/machine shop facility, KMS, Inc., on the eastern portion. The remainder of the Site in the western portion were undeveloped. The eastern portion of the Site historically was developed as early as 1950 with an unidentified facility consisting of several individual structures connected by conveyors or other narrow structures. One of these structures appeared to be the existing shop building. This facility was present through at least the mid-1950s. The existing Site shop and storage buildings were present by the mid-1970s, with Karl M. Smith, Inc. documented as the facility operator as early as 1980. The existing office was first present by the mid-1990s (MC, 2017). The remaining areas appear to have existed as generally undeveloped land, with some storage of items and/or small structures present at least during the 1950s.
