Additional Property Attributes

The March 15, 2019 ESA indicated visual evidence of a former pump island on the north end of the building?s canopy, a second smaller likely dispenser location on the east-central side of the Site, and two (2) possible underground storage tank (UST) locations (on the southwest and east side of the Site?s building). Information of previous site investigations of the subject Site were not found on the IDEM?s Virtual File Cabinet (VFC). The March 15, 2019 ESA indicated the following Recognized Environmental Conditions (RECs) for the subject Site: ? Historical automobile refueling and service operations occurred at the Site from at least 1951 through 1982. ? Automobile refueling and service operations predated implementation of environmental regulation and recordkeeping; therefore, no records of details for or closure of the underground storage tank(s) (USTs) associated with former automobile refueling operations are available. ? Historical dry-cleaning operations have occurred at the Site from at least 1992 through 2010. ? Multiple violations were found by IDEM during compliance inspections of the dry cleaning operation. ? A release was associated with historical dry-cleaning operations; however, no records for investigation or remediation of the release are available. Phase II ESA completed in 2nd Qtr 2019 confirmed the presence of VOCs in the subsurface soil and groundwater. Paired VI sampling confirmed the presence of PCE in the sub-slab soil gas in excess of 60x the applicable regulatory screening level. However, indoor air samples were less than the applicable regulatory screening level. Former Use: The Site was utilized for residential purposes from at least 1895 to 1951, when the north parcel was redeveloped as an automobile refueling and service station. The south parcel remained residential until at least 1971. Automobile refueling and service station operations continued through at least 1982. A dry-cleaner operated at the Site from at least 1992 through 2010. This Site has been utilized by Star Realty since at least 2015. The current owner (R & J Melton, LLC) purchased the Site in 2014. Neither the current owner nor immediate past owners has dispensed or disposed of petroleum products or performed dry cleaning activities at the Site.
