Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 2.25 acres of land developed with an approximately 16,700 square-foot, single-story school building. The remainder of the Property was developed with paved parking and landscaped areas.
The northern portion of the Property was developed with a school building by 1940. The school building on the north side of the Property was removed and a new school building was present in the southeastern portion of the Property circa 1960. The area west adjoining the building appeared to be developed as a parking lot.
A Phase I and Phase II Environmental Site Assessment (ESA) reports were completed, dated April 24, 2019 and September 27, 2019, respectively. A heating oil UST was identified near the northwest corner of the school building, located in the central portion of the Property. The Property is currently vacant. Concentrations of arsenic were identified in some of the soil samples collected and analyzed during the Phase II ESA, which exceeded Indiana Department of Environmental Management (IDEM) Remediation Closure Guide (RCG) Soil Migration to Groundwater and Residential Direct Contact Screening Levels. Concentrations of benzo(a)anthracene, 1-methylnaphthalene, and 2-methylnaphthalene were identified in concentrations that exceeded their respective IDEM RCG Residential Tap screening levels in a groundwater sample collected from a temporary monitoring well installed north of the heating oil UST.
A Phase II/Underground Storage Tank Closure was conducted for the removal of an underground storage tank (UST) and a subsurface investigation. Post tank removal, the analytical results of the groundwater samples collected during the Phase II activities did not identify concentrations of target analytes above IDEM RCG Screening Levels and Analytical results of the soil samples collected from the soil borings advanced during the Phase II ESA at the Property identified concentrations of benzo(a)anthracene above the IDEM RCG Soil Migration to Groundwater Screening Level in the soil sample SB10(0-2). Benzo(a)pyrene was measured in concentrations that exceeded the IDEM RCG Residential Direct Contact Screening Level in soil sample SB10(0-2). No other target analytes were measured in concentrations exceeding IDEM RCG Screening Levels in the soil samples collected from the soil borings. .
