Additional Property Attributes

Former Use: The subject property includes a paved parking area on the northern portion of the site and an abandoned former service station of the southern portion of the site. The building is brick and cinder block exterior and the interior includes paved flooring with steel beams and a partially collapsed roof. The site was first developed with a single residence prior to 1949 was redeveloped with a grocery store and retail fuel facility between 1962 and 1967. The site operated as a grocery store under the name Gerald�s Handi Stop grocery and David�s Grocery from at least 1967 to at least 1992. The site has been abandoned since at least 2010 and was not listed on city directories after 1992. LDEQ records indicate that two 4,000- gallon gasoline USTs and one 6,000-gallon gasoline UST were installed at the David�s Grocery facility in approximately 1968 and registered in 1986. The three USTs were removed from the site on September 26, 1991, with soil testing for gasoline. The soil testing results were below the applicable MATRIX soil screening standards for the time and the registration documents indicate that the site received closure status from the LDEQ. Based on the proximity of the former gasoline station that operated at 455 West Madison Avenue from about 1927 to 1958 (50 feet), the offsite former gasoline station is considered to be a REC.The current owner of the site is Mr. Willie Nelson.
