Additional Property Attributes

Former Use: The Property consists of an approximate 0.3-acre parcel improved with a 13,000-square-foot (ft2) commercial and residential building. The Property is currently used as a painting business (Foster Painting) with a private residence for the business owners. Historically, the western portion of the Property was part of a manufactured gas plant (MGP), which expanded onto the northwest and southwest adjacent properties during the first half of the 20th century. The eastern portion of the Property was previously utilized as a grocery warehouse. From the 1950s until the early 2000s the Property was utilized by Harbor Wholesale Grocery. The Property has been owned by the current owners, Don and Joy Foster, for the past approximately 25 years. Based on historical mapping the eastern portion of the building was constructed in the early 1900s and the western portion of the building was constructed in 1950. The Property is zoned as Light Industrial per the City of Aberdeen Zoning Map. Adjoining properties include a commercial building used as a fitness center to the north, a real estate office to the northeast, vacant lot to the east, railroad tracks to the south, and an unpaved parking area to the west. ? The western portion of the Property and adjoining properties to the northwest and southwest were developed with an MGP from at least the early 1900s until the late 1940s. Based upon historical maps, the on-site operations included gas purification and coal storage. Purification waste from historical MGPs typically contains tar with metals, polynuclear aromatic hydrocarbons (PAHs) and cyanide. The historical use of the Property and adjoining areas as an MGP for over 40 years, including on-site purification for a portion of that time, isconsidered a REC for the Property.
