Additional Property Attributes

The Property consists of approximately 0.23 acres of land improved with a 2,393-square-foot (ft2) industrial warehouse building used for storage (general paint supplies, light ballasts, wood, boxes and various machine and car parts including an older car), two wooden sheds and a manufactured home. Based on historical records, the Property was first developed and utilized as a machine shop from the 1920s through the 1960s with a blacksmith from the 1940s through the 1960s. The use of the Property between the 1960s and when the current owner obtained the Property in 1984 could not be determined. The current owner has used the Property as storage and a rental for residential use since 1984. The parcel is zoned as High Density Residential by the City of Hoquiam. The current owner of the Property is the Brutsche Family Revocable Trust. The Property has been owned by the Trust since March 2018. Adjoining properties to the north, east, and south are residential, and the adjacent property to the west-southwest is occupied by a shipyard. Former Use: The Property was historically used as a machine shop from the 1920s to the late 1960s. According to the Property owner, the Property had historically been associated with the adjacent shipyard operations. Machine shops typically handle and store petroleum products, solvents, paints and other potential hazardous materials and petroleum products and hazardous substances may have been used on the Property in association with shipyard activities. Historical use of the Property as machine shop and for shipyard operations is a REC. ? The adjacent property to the west-southwest (1303 C Street) has been used as a shipyard since at least the 1920s and included lumber storage, wood working, painting, construction and repair operations. This facility is included in the Superfund Enterprise Management System database as a State-Lead Cleanup Activity. The facility is listed as awaiting cleanup of suspected metals, non-halogenated solvents, petroleum products, and tributyltin in groundwater, surface water, soil, and/or sediment and air.
