Additional Property Attributes

Former Use: Commercial office facility. One story. Built in 1964, 7000 sq ft; City of Albany moving a health care clinic to the Property vital to welfare of the community. Relocating the City's high speed server room, which provides fiber optic services to City of Albany, Dougherty County, hospitals, commercial businesses, and residences. The Property was entered into the Georgia Environmental Protection Division (EPD) Brownfield Program and additional assessment was completed under the program's guidance. Regulated substances detected in soil were not present at levels requiring cleanup under the GA Brownfield Program for non-residential use. An evaluation of the vapor intrusion pathway did not indicate the need for mitigation for the current building based on a non-residential use scenario. Groundwater impacts from offsite sources were identified. Groundwater sampling results were included with a Hazardous Site Response Act (HSRA) Release Notification that was submitted to EPD. In response to the Release Notification, EPD issued a "Non-HSI" letter dated January 21, 2020 stating that the Property would not be listed on the GA Hazardous Site Inventory. An Asbestos-Containing Material (ACM) abatement has been conducted. A Compliance Status Report (CSR) dated November 19, 2020 was submitted to the EPD Brownfield Program certifying that soil is in compliance with Risk Reduction Standards for non-residential use.
