Additional Property Attributes

Per the Phase I ESA, there were no RECs identified; however, the property was included on the LUST database for closed-in-place heating oil tanks. Additionally, the property was identified as a Business Environmental Risk for three former dry cleaning establishments that were adjacent (off-site) from the subject Site. Phase II work is pending to investigate these.

Former Use: The property is comprised of four parcels of land encompassing 1.5 acres, that is currently vacant. According to historical sources, the site has been developed and occupied by residences with few commercial entities since at least 1898. Over the years, commercial businesses grew and became the dominant presence on and off-site. Historical records indicate that the primary businesses located on-site was motion picture related (i.e., movie theatre) with several other unlabeled smaller stores. More recently, a former grocery store, Let Us Produce, operated on-site. Let Us Produce was identified in the EDR environmental database for a leaking underground storage tank, indicating underground storage tanks present at the property. According to information obtained during the course of the Phase I, there are two closed in-place USTs located on-site. This closed LUST case is considered a historical REC.
