Additional Property Attributes

Former Use: The subject property consists of a 1-acre parcel of land that is currently developed with a retail store/repair shop structure, storage shed, and self-service ice dispenser. The current owner of Fisherman�s Service & Sales, Mr. Steve Morris, is in the process vacating the structure. There are currently three underground storage tanks (UST) on the north portion of the property. Three fuel pumps that are connected to the USTs are located on the east portion of the property. The south and west portions of the property currently consist of grassy areas and the north and east portions currently consist of concrete/asphalt/gravel parking/drive areas. The retail store/repair shop structure was built in 1975, the current shed was built in 2004, and the ice dispenser has been present since 2013. Historical records indicate that the subject property consisted of undeveloped and agricultural land from at least 1938 to 1975. Historical aerial photographs indicate that the subject property was occupied by a retail petroleum station from at least 1975 to 1981. The possibility exists that USTs were located on the subject property prior to the current USTs that were installed in 1982. According to Mr. Morris, the property has also been the location of a boat maintenance and repair facility since the 1980s.
