Additional Property Attributes

Existing three story building essentially occupies the entire footprint of the parcel. A local not for profit organization has acquired the Site in March 2019 and is in the process of redeveloping the building into an art gallery and office space. However, VOCs have been detected in the onsite soil and offsite groundwater (adjacent property) and the vapor intrusion pathway needs to be evaluated prior to occupying the building.Vapor intrusion investigation was conducted in September 2019. TCE concentrations in sub-slab vapor samples exceeded the calculated RCG Commercial/Industrial Sub-slab Vapor exposure Screening Levels indicating vapor migration into the building is possible, however, TCE concentrations in indoor air samples were below RCG Commercial/Industrial Vapor Exposure Screening Levels. Former Use: The Site is approximately 0.18 acres in size, consisting of 1 rectangular shaped parcel (Local Parcel #1106287) on the east side of Lewis Street. The Site is improved with one (1), three (3) story building totaling approximately 24,000 square feet (~8,000 square feet per floor) and the building was constructed in the late 1800?s/early 1900?s. The building basically covers the entire footprint of the parcel. The Site was recently (June 2019) subdivided from a larger tract of land to facilitate a real estate transaction and Site redevelopment. Currently, the Site is vacant and the existing buildings are unoccupied. The Site was most recently used as storage by the Indianapolis Public School system. The Site building was also reportedly historically utilized as a mule barn and for general warehouse storage by previous Site occupants. The current owner, Polk Stables, LLC, acquired the Site from North & College, LLC in March 2019 and the Site was previously owned by the Indianapolis Public School System.
