Additional Property Attributes

The Property is located in an area of mixed commercial and residential development in the Charleston Neighborhood of the City of Bremerton. At the time of the Site visit, the north adjoining property contained a multi-tenant single story commercial building occupied by: Pacific Cannabis (625 N. Callow), China Wok Restaurant (627 N. Callow), vacant tenant space (629 N. Callow), N&T Nails and Spa (631 N. Callow) and Bremerton Martial Arts Training Center (633 N. Callow). The east adjoining property consisted of a sidewalk and a portion of N. Callow Avenue followed by four multi-tenant commercial buildings occupied by: Callow Pawn (629 N. Callow ? appeared to be vacant), Kitsap Sports (622 N. Callow), Echo Artworks (626 N. Callow), Discordia Games (630 N. Callow), Carpenters Furniture Refinishing (632 N. Callow) and Fastenal (634 N. Callow). The south adjoining property contained two commercial buildings; McGavin?s Bakery (619 N. Callow) and a vacant building (617 N. Callow ? a storefront sign indicated the previous tenant was Pied Piper?s Emporium). The west adjoining property consisted of a right-of-way (alley) followed by a U-Haul facility (2804 Kitsap Way). Former Use: The Property is located at Latitude 46.9749640 North and Longitude 123.8745800 West. The Site consists of 0.10 acres of land improved with an approximate 4,160-square-foot (ft2) structure with a 1,320-ft2 mezzanine constructed in 1953. Historical records indicate that the Property was developed by at least 1947 and at that time appears to have contained a small dwelling and storage structure with an address of 621 Callow. In 1950, historical city directories contained a listing for a used automobile sales business at the Property. In 1953, the Property was redeveloped as a commercial structure with the current address of 623 Callow. Historical city directories list the Property occupants as a used car sales business (prior to the construction of the existing building), a dollar store, pharmacy, community center for youth, a second-hand store and antique store. The property building appears to have been vacant since approximately 2010, except for a brief period in 2015 when an antique shop occupied the property building. The tenants were reportedly evicted for failing to pay rent. The Flemisters acquired the Property in January of 2019. The Property is zoned ?Commercial? according to the Kitsap County Geographic Information System (GIS) Online Records.
