Addl Cleanup/Treatment info: On January 16, 2024, sixteen (16) transformers were removed to allow for the disposal and/or recycling of the transformers. It should be noted that one (1) transformer was previously removed from the Site during City-directed demolition activities in 2023. From January 22, 2024 to January 29, 2024, the removal of approximately 11,500 square feet of Gray Cement Paneling (Transite�) from the tunnel kiln structure located on the Site was conducted. A track-mounted excavator was utilized to safely remove the Transite� ceiling from tunnel kiln structure while keeping materials wet through water application. No fugitive dust emissions were observed during asbestos removal activities.

Additional Property Attributes

The property consists of seventeen parcels totaling approximately 32.7 acres. The facility was associated with pipe manufacturing from 1906 to 2019. Multiple buildings totaling approximately 237,374 square feet are currently located on the property. Several of the buildings are in poor condition with partially collapsed walls and damaged roofs. Multiple kilns and a sawdust silo are still present on the property. A large lay-down yard storing mostly clay pipe product is located on the north half and central portion of the property. The property is situated in a relatively flat area characterized by commercial, industrial, residential, and undeveloped land uses located on the northwest portion of downtown Cannelton and east of the Ohio River. According to available records and interviews, Cannelton Sewer Pipe (1906-1950s), Can-Tex (1950s to 1980), and Can Clay Corporation (1980 to 2019) historically operated on the property. According to historical records, other facilities identified on the property included a cotton batting mill (1886 to 1909), a machine shop and foundry (1886 to 1909), a railroad depot (1909 to 1950), an automotive repair shop and a gasoline tank in 1950. A Standard Oil Facility (ca. 1925 to 1950) was identified on the north adjacent property and the Indiana Cotton Mill (ca. 1886 to 1950) operated on the south adjacent property. The City of Cannelton currently owns the property and is currently in the redevelopment phase of the project. Some conceptual reuse ideas include an art and music festival venue, a farmers market, mixed commercial/residential use, and potential future industrial uses. The City has partnered with the American Institute of Architects (AIA) and the Indiana 15 Regional Planning Commission to determine potential cleanup funds and planning ideas.
