Additional Property Attributes

The property features a historic building on the corner of South Water Street and East St. Clair Street in downtown Marine City, Michigan. The subject building is a two-story brick structure that was constructed prior to 1890 that is known as the Thomas J Geck Manor which is carved into the bricks near the roof line of the building. Since 1890, the property has been utilized for various commercial purposes with residential apartment units occupying the second level since at least the mid 1970's. The building is currently vacant and in overall poor condition. Evidence of numerous potential asbestos-containing materials, water intrusion, mold growth, faulty utilities, crumbling infrastructure, and general debris and refuse were observed during the site reconnaissance. In addition, the Phase I ESA failed to identify the fuel source for heating the building prior to the mid 1970's and based upon the age of the building and the discovery of a UST dip stick, the potential for a heating oil UST exists at the property. A GPR survey along with additional visual inspection of the property for a UST has not provided any additional evidence of a UST. In fact, the GPR failed to identify any anomalies across the exterior and some interior portions of the building. This, along with local knowledge and site observations have led Envirologic to the conclusion that the potential for a UST to exist at the property is low. The completed asbestos survey and lab results identified ACMs including floor tile, pipe wrapping, mudded fittings, transite paneling, joint compound, and other building materials.

Former Use: The subject property consists of one 0.185-acre parcel of land developed with a vacant 11,080 square foot two-story building that was constructed before 1890. The building has been utilized for various commercial purposed since initial construction. The exact date of residential use of the building is unknown, though, predates the 1970's. Ownership of the site has varied from individual owners though, was reverted to the St. Clair County Treasurer through tax foreclosure in 2014. The property was purchased by Select Commercial Assets from the county in January 2019, then in May 2019, Select Commercial Assets sold the property to the current owner, Marine City Apartments, LLC. The subject building is in poor condition and evidence of numerous potential asbestos-containing materials, water intrusion, mold growth, faulty utilities, crumbling infrastructure, and general debris and refuse were observed during the site reconnaissance.
