Materials will be managed on-site to the extent practicable or taken off-site for appropriate disposal, and engineered barriers (buildings, pavement, clean soil, etc.) and institutional controls will be utilized to address direct contact concerns. Proposed soil management activities and engineered barrier placement and maintenance is outlined and discussed in greater detail in a Materials Management Plan which was prepared and submitted to the WDNR prior to the initiation of redevelopment activities.

Additional Property Attributes

The Property (parcel number 59282901800) consists of approximately 0.09 acres of land developed with a two story storefront along Broadway Street (SCLR, 2019). The Property is zoned commercial C-1. Surrounding properties are also commercially zoned (City of Sheboygan Falls, 2009). A developer is currently redeveloping the property into a multi-story residential apartment complex. This parcel is combined with 334 Broadway Street and 320 Broadway Street, both of which were properties assessed during this grant period as well as Sheboygan County's previous grant period (i.e. 2014). The total project cost is $11 Million. Completion is expected in mid-2021.

Former Use: The Property is in a mixed residential and commercial neighborhood, with nearby properties including residences, a post office, a store, a gas station, several restaurants and a park. The Property is bordered by Broadway Street to the west, a vacant lot to the north and east, and a restaurant to the south. The Sheboygan River borders the north- and east-adjoining property and is less than 100 feet east of the Property. The Property consists of a two-story commercial building on the west half of the parcel with a storefront on the first floor, a basement, and a second-floor dwelling. A detached slab-on-grade garage is present on the east half of the parcel. Per the Property Owner, the garage was built from materials salvaged from the fire that had previously burned the north- and east-adjoining Property. Per the Property Owner, the second floor has always been residential. She recalls that prior uses at the Property include (in order) a carriage shop, a funeral home/supply, a meat market, a grocery store, a bakery, an electrical contractor, a lighting store show room, and an art studio. Property is to be part of a larger redevelopment project with the two adjacent parcels to the north.
