Additional Property Attributes

In 2017, the owner of the property began renovating the former Heltne's gas station into a brewery. The brewery is called Old Station Brewing Co. and was opened in May of 2018. The brewery is a new business for the Havre community and created four jobs. The owner is hoping to expand his capacity for serving customers by creating a parking lot on the south side of the building as well as developing landscaping and additional outdoor seating. Parking in this area of town is extremely limited, so the added parking space will increase the business's capacity to attract customers. The owner does not want to invest in new pavement, landscaping, and outdoor seating if more cleanup activities, specifically excavation, are going to be required in this area of the property. This property had two separate releases from the former service station activities. Some cleanup has been conducted at the site with an excavation of one of the releases. The site has been monitored by the state for many years, and the current owner is seeking to continue cleanup to get the site closed out. Investigating the current status of the contamination will provide the data necessary to plan for cleanup, and the landowner will be able to make an informed decision about future redevelopment at the site.

Former Use: The site was previously a gas station and auto repair shop under the Heltne's Oil Company in the 1940s. The gas station at this site operated for many years, well into the 1970s. A gasoline release was discovered on the north side of the property in 1998 when three USTs were being removed from the site. In 1999, a second release was discovered while removing a diesel tank on the southeast portion of the property. In 2008, soil was excavated on the north side of the property where the gasoline release was located. Excavation was not conducted on the southeast side of the property where the diesel release is located. The property sat vacant for nearly 20 years until 2017 when a local businessman purchased the property and began converting the building into a new brewery. The site is still being monitored and does still have petroleum concentrations above Montana Tier 1 Risk-Based Screening Levels in groundwater. Further cleanup is most likely needed, but before an informed decision can be made about the cleanup activities, investigation of current conditions is necessary.
