Phase I indicated that further investigation is recommended to confirm no impact from an adjacent site used previously as a service fueling station. Soil and groundwater sampling should be conducted to determine the presence of chemicals of concern, including but not limited to, VOCs, metals, and petroleum contaminants. Asbestos Containing Material (ACM) Inspection Report and Lead-Based Paint (LBP) Inspection Report were completed in July 2024. ACM above state standard limits was found in flooring, wall mastics, window glazing, parapet tar, woven roof layer, gutter tar, roof tar, and flashing tar. Asbestos abatement should be completed before the renovation or demolition of the structure. LBP was found, so lead-safe practices are recommended to be used during renovation.

Former Use: The U.S. Post Office building was built circa 1902 and operated as a post office until 1990. The property was sold in 1999 and has been used for storage since the post office closed. The roof has been leaking for years. The interior of the building has deteriorated and is considered blight. The property has high visibility and is located on a key corner of the downtown area. It is located in an Opportunity Zone. Once asbestos abatement is completed, the building can be utilized for residential or commercial use.
