Additional Property Attributes

At the time of the reconnaissance, the Property consisted of two parcels of land that total approximately 2.5-acres. The northern portion of the Property was developed with an approximately 2,400 square-foot garage building occupied by Phoenix Sign & Lighting. Interior portions of the garage building were not observed due to the tenant not being present at the time of the reconnaissance. The central portion of the Property was developed with an approximately 25,800 square-foot commercial building occupied by Diversified Distribution Company, a wholesale distributor of paper and janitorial supplies. A truck well/loading dock and a fenced area containing a walk-in refrigerator were located along the east exterior wall of the building. The remaining portions of the Property consisted of grass-covered areas, gravel-covered driveways or asphalt-paved parking areas. Undeveloped land and residential developments were located to the north. Residential and commercial developments were located to the east, south and west. Randolph Avenue bordered the Property to the east, Harrison Avenue bordered a portion of the Property to the south, and the Clarksville Heritage Trail bordered the Property to the west. The Property is also listed with one approximately 1,000-gallon diesel UST that is ?permanently out of service?.

Former Use: The Property was agricultural or undeveloped land from at least 1939 to 1970, when it was developed with a commercial building. In 1992, an additional commercial building was located near the northern Property boundary. From 2003 to 2018, the Property was listed as Paper Products, Diversified Distribution Co., and/or Jogo Truck Repair. Surrounding areas consisted primarily of undeveloped or agricultural land to the north. Residential and commercial developments were located to the east, south and west. From 1952 to 1961, filling stations were located to the southeast (401 West Harrison) and southwest (101 North Clark Boulevard) of the Property.
