Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.2-acres of land developed with an approximately 5,750 square-foot garage building. The interior of the building was primarily empty; however, several boats, as well as miscellaneous boat parts and tools were stored. The eastern portion of the Property consisted of an asphalt-paved parking area and the western portion of the Property was grass-covered. The Property was situated in a relatively flat area southeast of downtown Clarksville. Residential and commercial developments were located north of the Property, commercial developments were located to the east, residential developments

Former Use: The Property was developed as dwelling from at least 1939 to 1971, when it was developed with a commercial building used for boat storage. From 1891 to 2016, surrounding areas consisted of residential, commercial and industrial land uses. The areas to the north and northwest of the Property were developed as a sawmill, lumber yard, railroad spurs and several dwellings. The area to the east of the Property was developed as dwellings with an industrial development located approximately 500-feet further east. In 1940, the surrounding areas appeared to consist primarily of undeveloped land to the north, residential dwellings to the east and south, and a levee located to the west along the Ohio River. In 1949, several bulk oil ASTs were located approximately 400-feet to the northwest (cross-gradient) of the Property, and in 1955, a commercial development was located to the east (cross-gradient) across Smyser Avenue.
