Additional Property Attributes

At the time of the site reconnaissance, the Property consisted of two portions of land bisected by Emery Crossing that totaled approximately 10.5-acres. The east portion of the Property consisted of a junkyard, a modular office building and several locked storage trailers. The west portion of the Property was also developed as a junkyard with an approximately 1,560 square-foot office/storage building with an attached lean-to structure used for automotive maintenance, and an approximately 1,960 square-foot vacant building previously used for automotive maintenance. Numerous junk cars, piles of scrap metal and miscellaneous equipment was stored throughout the Property. Dense vegetation was located along the east and west Property boundaries. The remaining portions of the Property were gravel-covered or bare soil. The areas north and east of the Property consisted of commercial or residential developments. The areas to the south and west of the Property were a pond and/or undeveloped/wooded land. Emery Crossing bisected the Property and McCullough Pike bordered the Property to the north.

Former Use: From 1939 to 1965, the Property was developed primarily as agricultural fields with wooded areas to the south. Dwellings and an unknown commercial building were also located on the Property. From the late 1960s to 2018, the Property was developed as a junkyard and listed as Emery Lane Auto Parts, Marshall�s Scrap Junk Cars, and/or Marshall�s Auto Parts Inc. From 1939 to the late-1960s, surrounding areas consisted primarily of agricultural land with dwellings located to the north and undeveloped land or wetlands to the east and south. In 1971, unknown commercial developments began to the north. In 1983, several junkyards were located to the north, west and south and in 1992, the eastern-adjoining site was developed as a gravel pit.
