Additional Property Attributes

The Property consists of approximately 19.66 acres of land developed with six buildings. Colorado Quarries purchased it from DRG Railroad in 1987. Information provided by Colorado Quarries indicates that the Property was previously used for rock processing operations by a company named Colonia. The Property is the headquarters and main facility for Colorado Quarries. This location is used by the business to conduct sales and to ship via rail landscaping material. The landscaping materials consist primarily of various types and sizes of rock which is sourced from mines, quarries or rock crushing operations located within an 80-mile radius of the Property. The rock is loaded onto railcars and shipped to customers in other parts of Colorado and throughout the United States. The northern portion of the Property is traversed by railroad tracks of the Union Pacific Railroad (UPRRRR). There is also a rail spur that is owned by Colorado Quarries in the south-central portion of the Property. Equipment located adjacent to the Colorado Quarries rail spur is used for rock processing and sorting operations (vibratory conveyors, screening equipment, etc.). Colorado Quarries loads railcars at this location after their delivery by UPRRRR. An inactive rail spur located on the eastern portion of the property is also owned by Union Pacific who will reportedly rehabilitate and restore it for active use in the future. This portion of the Property is separated by a stormwater drainage canal from the main portion of the Property. Several other rail spurs on the west side of the Property may have been active previously but for some time they have been used solely for storage of passenger rail cars. The largest building on the site is the three-story brick building constructed in 1895 where rock bagging operations formerly occurred. The western two thirds of the building are used for storage. The eastern one third of this building is currently used as the primary maintenance shop for Colorado Quarries and is where maintenance of all equipment, trucks and other company vehicles occurs. The Property is zoned Class 1 industrial. Land use to the east and south is zoned as R-1 Low Density Residential. Railroad tracks and commercial businesses are located north of the Property and a former brick factory is located on the property immediately to the west.
