Additional Property Attributes

Former Use: The property is located at 35 Pleasant Street in Bristol, Grafton County, New Hampshire (target property). The target property is identified by the Town of Bristol Assessor�s office as Lot 180 on Tax Map 114. The target property is comprised of a 0.74-acre lot with one approximate 5,000 square-foot library with slab-on-grade foundation and partial basement. The target property is located in the downtown Bristol area with commercial properties situated to the north and east. A residential structure is situated to the west of the target property with a Masonic Temple located farther to the west. The southern portion of the target property is bounded by the Newfound River. The topography within the Newfound River flood plain and downtown Bristol area is generally level with gentle slopes toward the Newfound River along Pleasant Street. The target property has an approximate elevation of �460-feet above mean sea level (amsl). Topography across the northern portion of the target property is generally level in the parking area and along Pleasant Street. The parking area at the rear of the library building is lower than the northern portion of the parcel, and gently slopes southward toward the Newfound River. Research conducted for this report revealed that the library lot was formerly comprised of two parcels that were merged in 2012. One of the parcels historically contained the Former Bristol Citgo, located at 45 Pleasant Street and identified as Map 114 Lot 180. The second parcel was comprised of the original library lot, located at 35 Pleasant Street and identified as Map 114 Lot 179. The resultant Minot-Sleeper Library parcel from the merger, as stated above, is identified as Map 114 Lot 180. As a consequence of the merger, portions of the target property have been historically utilized for the sale and distribution of petroleum products at the Former Bristol Citgo.
