Additional Property Attributes

Former Use: Historical records indicate that the Property was initially developed with up to four single-family residences, the first three of which were present as early as 1888. In 1947, three of the four residences were demolished to accommodate the former Greyhound Station Building, which was constructed in 1948. Approximately 11,800 square feet in size, the buildings cornerstone tenant was the Greyhound Station; however, a dry cleaner, several restaurants, a lounge tavern, an antique shop, an electronics shop, a florist, a printing shop, a book store, and a nail salon also occupied the retail spaces in the north part of the Property over time. A Phase I Environmental Site Assessment completed in July 2015 identified the presence of a 2,850-gallon heating oil underground storage tank (UST) and three groundwater monitoring wells on the Site. The Phase I also identified a former dry cleaner establishment on the northwest part of the Property. In 2015, soil and groundwater sampling conducted in the vicinity of the heating oil UST revealed low concentrations of diesel and oil range total petroleum hydrocarbons (TPHs). Chlorinated solvents were detected in groundwater and soil gas samples collected from the northwestern portion of the Property, indicating historic releases of solvents from the former dry cleaning operations that occupied the site from 1961 to 1976. Contamination from the former dry cleaner operations and the UST has not been fully defined. The Site is listed in DEQs Environmental Cleanup Site Information database under Site ID #6342. Further investigation of the contamination is required to determine if it poses a risk to future uses of the property. The Site is currently vacant and, except for the concrete slab, all buildings and structures have been removed. The current owner of the Property, the Center for Hope and Safety, has plans to construct Hope Plaza on the Site. Plans for Hope Plaza include a three-story building with commercial/retail space on the first floor and transitional apartment- housing on the second and third floors for domestic violence abuse victims.
