Additional Property Attributes

Property is part of larger land package to be redeveloped into a health clinic. Phase I ESA is complete, Phase II ESA planning is underway and future activities will determine if RECs exist. Former Use: The Property consists of an irregular-shaped parcel of land encompassing 0.12-acres. The Property is developed with a 2,500 square foot, single-story commercial building. Property is historically depicted through fire insurance maps as a storefront (1884-1900), ruins of a fire (1909), auto repair (1951-1952), food locker (1972-1981). Underground storage tank is depicted in west right-of-way. The Property is currently owned by Mr. Allen Dixon Jr. and previously by Robbins Auto Body Repair, Reed's Auto Body Shop, and Walker Frozen Foods warehouse.

The City completed Phase II ESA in November 2020 in preparation for the Carle at the Riverfront medical campus development. The Phase II ESA identified PCE and lead in soil and PCE in groundwater over Tier 1 remediation objectives. The PCE exceedances are likely a result of former drycleaner operations on the north adjacent site at 213 North Logan Avenue. The Site has been remediated and converted to parking lots and landscaped areas next to the Carle medical building. The site is included in the total Carle at the Riverfront SRP enrollment with the IEPA.
