Additional Property Attributes

The Site is comprised of two parcels of land totaling 2.3 acres, which are identified by the Town of
Bristol tax assessor as 29-159-160 and 29-161-163. The Site is bounded by South, West, and Upson
Streets, to the south, west, and north, respectively. The surrounding land use is mostly residential,
with some commercial properties to the north and east.
One 34,000 square foot building is present on the Site that was constructed in 1946, with an addition
constructed to the southern side in the mid-1960s. Prior to this development, the Site several
residential properties, which were sold off to expand the 40 West Street lot through the 1960s. The
Site was occupied by Chic Miller Chevrolet (Chic Miller) from 1947 until at the early 2000s. Chic Miller
performed automotive repair activities, including auto body repair. The southern portion of the
building housed a body shop with a spray paint booth where auto body and painting activities were
performed from the late 1960s until circa 2006. The building has reportedly been vacant since the
mid-2000s.
Raw materials formerly used for automotive service included auto parts, batteries, tires, petroleum,
antifreeze, lubricating oils and other automotive fluids and products.

Site-specific redevelopment is anticipated as mixed-use.
