Additional Property Attributes

RECs include: staining and spillage associated with former operations; site had registered air permit, stormwater permit, and listed as small quantity generator; completed VRP in 2009; potential vapor intrusion; several filling stations, auto repair facilities, and dry cleaners in vicinity. VRP closure achieved as no further action re: VOCs remaining in soil or off-site groundwater because of deed restrictions. Phase II to evaluate indoor air quality determined indoor air is within acceptable range for commercial/industrial use. Former Use: Clayton C. Bryant, in 2013 from Wabash Magnetics, LLC, who previously operated the facility from 1967. The site consists of four interconnected buildings and three exterior buildings; two sheds formerly used for drum storage and a maintenance shop. The facility square footage as listed on the current tax card is split between light industrial with basement (~79,000 sq.ft.), loading docks (~500 sq.ft.), utility building (~800 sq.ft.), and warehouse building (~1,300 sq.ft.). The above referenced maintenance shop is a pre-manufactured metal sided building which was added between 1983 and 1994. According to the Halifax County tax assessor, the brick exterior warehouse was built in 1890. Site was formerly used as an electrical coil manufacturing facility. Phase II: VRP site work included removal and disposal of stained soils adjacent to vacuum pump room on north side of manufacturing building. Vapor intrusion calculations using 2004-2008 groundwater VOC data indicate potential for vapor intrusion into existing buildings and at levels risky to industrial/commercial workers. Recommend future site development plans to include detailed investigation of vapor intrusion and collection of sub-slab soil gas samples.
