The Property is located approximately 75-feet southeast of a closed leaking underground storage tank (LUST) case involving gasoline-impacted groundwater (Lal's Best Service Station located at 695 Harbour Way). According to historical aerial photographs and Sanborn maps, this fueling station appears to have occupied this location since at least 1970. The site was opened to regulatory oversight in 1998 due to an identified release of petroleum hydrocarbons to the subsurface. Investigations were completed between 1998 and 2004, and the site was granted closure in 2004. Based on review of historical data, concentrations of petroleum hydrocarbons, and especially fuel oxygenate compounds, were elevated at the time of closure (methyl tertiary-butyl ether [MTBE] reported at 7,100 ?g/L, and tertiary-butyl alcohol [TBA] reported at 24,000 ?g/L). Although concentrations have likely attenuated over time, due to an incomplete historical record and a lack of current data, it is unknown if current groundwater conditions would qualify for low-threat.
