Additional Property Attributes

Property was used as a dry cleaning operation 1946-2006. Two fill ports were noted on the exterior of the building and were associated with 200-gallon diesel UST and 100-gallon Varsol UST. Both are currently in place but out of service. Tanks were taken out of service cira 2002-2005 when they began experiencing water intrusion. No spills noted at Waskey's property. Used Varsol as main cleaning agent and petroleum/insecticide mothproofing treatment. ACM and LBP identified in the building. Several current or former filling stations, auto repair shops, and dry cleaners noted in the vicinity and upgradient of the site. Potential for vapor encroachment conditions on the site; not evaluated in Phase I. Former Use: 0.2-acre property containing one-story, 4500-sf structure. Property was vacant from at least 1889 to the current building was constructed in 1946. Operated as a dry cleaner 1946-2006. Vacant and used for storage and as woodworking shop since closure. Phase II: Low levels of VOCs, SVOCs, and PAHs detected in groundwater. Arsenic detected in soil and is naturally occurring. TCE detected in groundwater above MCL - may require further evaluation or remedial action prior to redevelopment depending on proposed site use. Potential for vapor intrustion is low. Geophysical survey indicates two USTs present on north side of building. Results are typical for industrial/commcercial urban properties. Recommend removal of USTs per govt. regulations and consider location and depth to COCs and land use during site development.
