Additional Property Attributes

Potential environmental impacts on-site from leaks and spills of hazardous materials and/or petroleum substances based on historical use as a manufacturing facility. Site entered, but did not complete, the VRP. Closed petroleum release documented for the site (PC# 1997-4096). Multiple USTs registered as inactive on the site. Former Use: Portions of property developed 1947-1949. 430,000-sf former furniture manufacturing facility (four buildings), including former lab space, manufacturing space, paint booths, and plating room. Site leased in 2010 to Shaffer Cabinets (woodworking) and Sunshine Mills (dog food warehouse). Currently vacant. Phase II: VRP files reviewed. Soil and groundwater sampling identified presence of organic and inorganic constituents at concentrations greater than applicable screening levels in vicinity of the former plating building and in former location of 3 solvent USTs adjacent to Area B at Building 1. VDEQ recommends re-enrolling site in the VRP. Recommend that areas of interest to potential tenants be evaluated and if needed remediated. Gaps in previous assessment activities should be further assessed and further assessment recommended based on historical findings. Air sampling conducted 11/20/2019 indicated no VOCs above applicable screening levels; therefore, results do not preclude use of the building for industrial/commercial purposes. Extended Phase II: 2 petroleum USTs remain in AOC 1 on-site containing fuel oil. VDEQ recommends product be removed and tanks be removed if not to be used by future occupants. Hazardous material USTs and related impact to soil and groundwater are present in AOCs 2, 3, 4; enrollment of site in VRP for further evaluation. In AOC7, reddish oily stains and liquids seep from concrete floor in Building 1 Areas B and C. PCBs and TPH-DRO detected in wipe samples. Further evaluation recommended. Indoor air sampling results in AOCs 5, 6, 9, 10, and 11 do not preclude use of the buildings for industrial or commercial use.
