Until August of 2020, the Site consisted of a 1.54 acres of land improved with a commercial structure totaling approximately 31,600-square-feet (ft2) aThe Property building was constructed in stages between 1956 and 1967 and historically was listed with street addresses of 840, 844, 850, and 860 E. Trent Ave. Between 1998 and 2013, E. Trent Ave. was renamed to E. Spokane Falls Blvd. At the time of a reconnaissance of the Property performed by Stantec on December 12, 2019, the Property building was divided into four bays which were occupied by two tenants, Overcast Innovations and McKinstry. Bay 1 was occupied by Overcast Innovations, a business that reportedly performs light manufacturing of quick-connect mounting system and modular accessories used in ceilings. Bays 2 to 4 were occupied by McKinstry, with Bay 2 in use as a plumbing and sprinkler fabrication shop; Bay 3 as a logistics office and warehouse storage area; and Bay 4 as a pipe fabrication shop. The south exterior portion of the Property appeared to be utilized for pipe storage in addition to the eastern portion of the Property which was also utilized to store equipment. Former Use: Historical records indicate that the Property was developed by at least 1910 as a Spokane and Inland Empire Railroad (SIERR) railyard with a small office and numerous railroad tracks and switches. The Property appeared to have been associated with the south adjacent property which contained a large SIERR rail-car maintenance and manufacturing facility. Railroad tracks and switches on the Property appear to have provided access to the maintenance and manufacturing facility located on the south adjacent property. In August of 2020, construction began on a new $60,000,000, 90,000 square foot center for medical and health sciences education, research, and health care innovation anchored by the University of Washington School of Medicine-Gonzaga University Health Partnership. The building will be home to the UW School of Medicine and Gonzaga's Department of Human Physiology, supporting the education of: * 120 first- and second-year UW School of Medicine Foundations Phase students * 30-34 MEDEX Northwest physician assistant students (classes in the SIERR building) * 225 students studying Human Physiology at Gonzaga University's School of Nursing & Human Physiology, along with more than 300 students in nursing and undergraduate health sciences also taking courses in the facility The building is slated for occupancy in August of 2022.
