Additional Property Attributes

The subject property consists of an approximately 40-acre agricultural property. The property is developed with a residence, barn, toolshed, and shed.The subject property is located approximately 750 feet south of the Boyd Oil Field, a property that has operated oil production wells since approximately 1952. The 1967 aerial photograph of the area depicts a portion of the subject property containing a minimum of two bulk storage aboveground storage tanks present along the northern property boundary. Additionally, two oil/natural gas recovery wells were installed on the subject property in the 1960s, one of which remained in operation until 2003. Former Use: The property was owned by Joseph Richard in 1876, by John Katz in 1895 and in 1916. In the 1960s, the property was owned by Robert J. Geis. Two oil wells production wells were installed on the property in 1960 and 1961. The well installed in 1960 did not produce oil and was subsequently plugged and abandoned. The second well was in operation until 2003. A minimum of two bulk above ground brine storage tanks were located on the northern portion property. Phase II ESA activities were conducted to evaluate the potential for impacts in association with the identified RECs. The Phase II ESA results indicate that the identification of contaminants of concern above EGLE cleanup criteria was limited to chloride in soil at multiple locations. The concentrations of chloride exceed the EGLE direct contact criterion for Residential use but not for Non-Residential use. Therefore, the identified chloride concentrations in soil did not represent a potential for unacceptable health exposures under the proposed warehouse/distribution center future use for the site. Subsequent to preparation of a BEA and Due Care Plan to support acquisition and redevelopment of the site the developer, RJ Logistics, chose not to proceed with the project due to increased economic uncertainty associated with COVID-19 related response activities. Therefore, no redevelopment has currently been completed on the site. The completed assessment activities will inform future redevelopment planning.
