Additional Property Attributes

The Property consists of eight contiguous parcels situated at the junction of James Street and Hartford Road in Slinger, Wisconsin covering approximately 3.93 acres. The central portion of the property currently includes the Schulties Pumping, LLC office building and associated maintenance garage. A small 10'x20' storage shed is located west of the office building. A third building housing RI Floor Epoxy, LLC is also present in this area. The buildings are surrounded by associated parking areas. Two single family residences are located on the southeastern portion of the property. Green space is present in the northwestern third of the property. Surrounding land is industrial to the east, north, and south, and residential properties to the west.

Historically, Slinger Foundry Company (specialized in the production of grey iron cylinder castings) owned the two-western parcels within the Property until 1956, when they sold these parcels to the Village of Slinger (University of Wisconsin - Madison Library, 2020). These parcels appear vacant, according to historical aerials from 1937 and 1941, and primary Slinger Foundry Company activities occurred across Hartford Road to the southwest. The northwestern portion of the Property was operated as the Village's sewage treatment plant starting in 1956 and concluding by 1985. This portion of the Property was then utilized as a community park for a period of time prior to Nathan Hill Investments, LLC acquisition in 2008. An electrical substation was formerly located in the southern portion of the property. A majority of the Property was acquired by Schulteis Sanitation Properties, LLC in 2008, although the sanitation business has been in business since 1966. Prior to 2008, most of the eastern parcels within the Property were privately owned by Leroy and Viola Schall. The Property has adjoined a railroad for 100+ years (west), Wolf, E.H. & Sons (former bulk oil facility) for approximately 20 years (southeast), and Slinger Foundry Company for 50+ years (southwest).
