Additional Property Attributes

According to the Lake County Tax Assessor's website, the Subject Property (Tax ID 39S20E15-BD-00300) consists of one 0.06 acre parcel with one structure. The structure was formerly used as an all-terrain vehicle and small engine retail and repair facility and comprises approximately 2,000 square feet of usable space with a partial basement and crawl space. Cardno is of the understanding that the property recently rented out and used on an as needed basis to support functions at the neighboring Alger Theater. Due diligence assessments facilitated issuance of a notice of no further action required (NFA) for the property, allowing a transfer of property to the current-day owners, the Lakeview Community Partnership. LCP uses property as adjunct space for the neighboring Alger Theater and administrative offices for the Lakeview Community Partnership. Leverage dollars are in excess of $100,000.00, based on sale price and savings on rent that would have been paid by LCP.
