Additional Property Attributes

The Subject Site is comprised one land parcel, currently owned by UMPQUA Property Service, LLC, located in the downtown area of Lakeview, Oregon. The Subject Property is bound by a currently vacant commercial property (14A South F Street for the purposes of this assessment) to the south, South F Street to the east, an alley way to the west and the Arrow Realty office to the north. According to the Lake County Tax Assessor's website, the Subject Property (Tax ID 39S20E15-BD- 00400) consists of one 0.08 acre parcel with one structure. The structure was formerly used as an allterrain vehicle and small engine retail and repair facility and comprises approximately 2,400 square feet of usable space with a crawl space. Due diligence assessments facilitated issuance of a notice of no further action required (NFA) for the property. The due-diligence activities funded by the SCOEDD Coalition Assessment grant facilitated the purchase of the site by the current owner who has since opened an arts and craft store in the previously vacant property. The current uses for the site are as home decor and clothing boutiques. Leverage dollars are in excess of $100,000.00, based on sale price. In addition, three full time jobs were created. Property is ready for anticipated use.
