Additional Property Attributes

The Property encompasses a small strip of land immediately east of the earthen drainage ditch located on the adjacent western property and west of the large warehouse and attached main office building. The western Property boundary extends to the fence line to the west of the main office building. This strip of land is not encompassed by Fremont County Assessor?s parcel number 3821284007004, but constitutes the far eastern portion of the adjacent Assessor?s parcel number 98804132. The acreage of this far eastern portion of the adjacent parcel stated to be a part of the Property is unknown, The Property is located immediately north of East Main Street, south of the Royal Gorge Railroad tracks, east of an unpaved vacant lot, and west of a paved commercial lot containing a Tractor Supply Company commercial structure. The Property is developed with a one-story main office building of masonry construction and attached garage and warehouse structure of metal construction, and two one-story storage and maintenance garages of metal construction. The exact square-footage of each building is unavailable. The southern portion of the Property consists of a paved concrete parking lot. With the exception of a small natural gas metering station overlying a concrete pad in the western-central portion of the Property the northern portion of the Property is unpaved. The entirety of the Property boundary is outlined by a chain link fence.
