Additional Property Attributes

The Property is owned by Spalding & Son, Inc. but is in court-appointed receivership managed by Kendell H. Ferguson of the law firm Sorenson, Ransom & Ferguson, LLP. The Property is comprised of three Josephine County tax lots (360521A0000309, 360522BC000600, and 36052200000200) totaling 50.1 acres. Tax lot 360521A00030900: This 31.02-acre tax parcel is addressed as 2250 NE Spalding Avenue and is bisected by NE Spalding Avenue. The southern portion of tax lot 309 contains three linear sheds, an office building, a pumphouse building, a wood chip hopper with conveyor system, and several outbuildings. This portion of tax lot 309 also contains the Spalding Reservoir and a segment of Jones Creek. The northern portion of tax lot 309 is mostly covered in hardscape (asphalt pavement or former sawmill building foundations) and contains two large warehouses. A segment of Jones Creek flows from north to south near the eastern section of the tax lot. Tax lot 360522BC00060000: This 2.15-acre tax parcel is addressed as 2285 NE Spalding Avenue and contains a shed, several outbuildings, and gravel lot used for fueling a vehicle maintenance. A segment of Jones Creek runs on the southwest corner of the tax lot. Tax lot 3605220000020000: This 16.93-acre tax parcel is addressed as 450 Ament Road and is bisected by Ament Road. The tax lot is primarily undeveloped except for a pumphouse. The Property was developed as a lumber mill and wood products manufacturing facility in the 1940s and operated for approximately 50 years. Since mill closure in the late 1990s, the Property has been partially decommissioned and otherwise used for a variety of industrial operations. Portions of the Property are currently used as a metal recycling salvage yard, firewood operation, truck maintenance and storage facility and other small business enterprises. The Property is zoned Industrial. The surrounding properties also appear to be predominantly commercial or industrial in use.
