Additional Property Attributes

Historical Sanborn maps dated 1896, 1902, 1910, 1917, 1927, 1948, and 1961 depict railroad tracks along the southern portion of the subject property. It has remained undeveloped otherwise. Phase II ESA results are summarized below: Soil: A total of fourteen (14) PAHs and seven (7) RCRA metals detected in soil; however, detected PAHs and six RCRA metals were below applicable SWSs. Arsenic observed in soil above the SWS of 1.9 mg/kg. Arsenic in soil in Iowa can occur above the SWS and because of this a background concentration was assessed. The background concentration for arsenic in soil was 10.70 mg/kg. The observed arsenic concentrations were observed above the background concentration and within the previous Iowa statewide background concentration of 17 mg/kg. Groundwater: A total of three (3) dissolved RCRA metals detected in groundwater below applicable SWSs. Vapor Intrusion: The observed parameters and concentrations do not appear to pose a vapor intrusion risk to the subject property. The results of this study identify an acceptable cancer and non-cancer risks for site residents, site workers, and construction workers. Currently the subject property is a vacant lot and potential development includes commercial development.

IDNR completed an Initial Site Screening (ISS) dated October 8, 2021 that determined no further action required under CERCLA Pre-remedial.
